Maybe once. Maybe every Tuesday morning like it’s your home’s personal stock price.
And listen, we love Zillow for a lot of things. But when it comes to deciding what your house could actually sell for?
That little number on the screen is not the whole story.
Because an algorithm has never walked through your front door.
We have.
Zillow Has Never Seen Your Kitchen

Your Zestimate doesn’t know that you replaced the roof.
It hasn’t seen the new floors, the updated kitchen, the remodeled bathroom or the backyard you spent entirely too much money making perfect.
But it also doesn't know about the things that could work against your value.
Condition matters. Updates matter. Layout matters. Lot location matters.
And two houses with the exact same square footage in the exact same neighborhood
can sell very differently.

“But My Neighbor Got $500K…”
We hear you.
Now let’s look at their house.
Was it the same size? Same condition? Same lot? Same number of bedrooms? Did they have a pool? Was their kitchen updated? Did they give the buyer $15,000 toward closing costs?
And here's a big one:
Did they actually SELL for $500K, or did they LIST for $500K?
Because those are two very different things.
A sign in your neighbor's yard isn't a comp.
Your Upgrades Matter. But We Need to Talk About That $100K Pool.

This one can hurt a little.
Spending $100,000 on something does not automatically add $100,000 to your home's market value.
We look at how buyers in your specific market respond to those improvements.
Some upgrades can absolutely help your home command a higher price.
Others help it sell faster.
And some were mostly for you to enjoy while you lived there.
That's okay too.
But when we're pricing your home, we're looking at what today's buyer is actually willing to pay
for those improvements.

The Market Gets a Vote
This is the part sellers don't always love, but it's important.
We don't get to pick your home's value. And neither does Zillow.
The market does.
We can study comparable sales, current competition, pending properties, days on market, price reductions, condition and buyer behavior to determine where your home should be positioned.
Then once we list it, the market starts giving us feedback.
Showings but no offers?
That's information.
No showings?
Also information.
Multiple buyers fighting over it?
Very good information.
Pricing isn't about picking the biggest number we can put on a listing agreement.
It's about creating a strategy that gets you where you actually want to go.
Because Your Net Matters More Than Your Bragging Rights
We would much rather talk about what you walk away with than brag about your list price.
Sales price is only one part of your final number.
Seller contributions, repairs, title expenses, commissions, HOA costs and other transaction expenses can all affect your proceeds.
That's why when we're evaluating an offer, we're not just looking at the number at the top.
We're looking at the whole damn offer.
Because $5,000 more in sales price doesn't necessarily mean $5,000 more in your pocket.
