municipal utility districts (mud)
If your home is located in a Municipal Utility District (MUD), Texas law requires you to provide a Notice to Purchaser before the buyer signs the contract. This form explains the special utility taxes and services in your area.
💡 Why it matters:
If the buyer doesn’t receive this notice before signing, they could legally cancel the deal all the way up to closing.
What you need to do:
Work with your agent to get the official form from your MUD district.
Both you and the buyer must sign it.
Some districts may ask for notarization (not required by law—we’re working on that).
If you can’t get the form after multiple attempts, talk to a real estate attorney before moving forward with a contract.
We know this process isn’t always smooth—some MUDs are still catching up with the law change—but we’ll help you track it down.

Marking “yes,” “no,” or “unknown” on the form gives buyers clarity and reduces your risk of surprises (or lawsuits) later. Find out something new after the form is done? You’ll need to update it!
🚫 Exemptions?
Yep, but they’re rare—things like foreclosures, estate transfers, or brand-new never-lived-in homes. Not sure if it applies to you? Just ask us.
